Important Bidding Information
READ THE FOLLOWING CAREFULLY BEFORE PROCEEDING
If you do not accept these terms, do not place a bid.


To place a bid, you MUST have a completed signed sales contract with all the required addenda including the Earnest Money check (Cashiers Check, Certified Check or Money Order) only made payable to HUD's Hawaii closing agent (Guardian Escrow Services, Inc.) Please be advised that you have only two business days from bid award in which to submit all original signed contract documents to our office at PEMCO, Ltd., 1632 S. King St., Ste. 100, Honolulu, Hawaii 96826. The original documentation must match the electronic bid and all documents and addenda must be received simultaneously, and be error-free. If the fully executed sales contract is not received in PEMCO's Honolulu office within the two business days timeframe, the property will be awarded to the next acceptable back-up bidder. If there are no acceptable back-up bidders then the property will be re-offered for sale. After we receive your Complete Contract Package and find it acceptable, we will send you a Seller's acceptance letter and you will be instructed to deliver the Earnest Money Deposit to the designated HUD Escrow company within 3 days from the date of the letter.

All properties are offered subject to prior sale, withdrawal, or cancellation, and are sold "AS-IS". PEMCO reserves the right to accept or reject any or all bids and assumes no responsibility for errors in the listing information. PEMCO is not responsible for errors or failure of any electronic transmission of bids.

Brokers should advise purchasers that the properties may contain code and/or zoning violations. The purchaser must determine code and zoning status.

Purchasers are encouraged to have the properties inspected by a qualified home inspector to satisfy themselves as to the condition of the property prior to closing.

Posting of bid winners on this website shall be considered a "tentative award" subject to review, receipt and acceptance of all required acceptable documentation. No contract exists until it is fully executed by PEMCO and the purchaser. If the tentative award is canceled due to errors or omissions, the property will be awarded to the next acceptable back-up bidder or placed back on the market immediately. Brokers/agents are individually responsible to stay informed by reviewing our website regularly for notices relating to new requirements, current forms, and policy changes.
